The reservoir property covers +/- 76 acres with an original decreed capacity of 39,204,000 cubic feet. The recorded active capacity is 317 acre-feet and inactive capacity is 219.8 acre-feet. The dam is a Colorado State registered jurisdictional class 3 dam with a maximum height of 12 feet and length of 2,425 feet. Recent surveys indicate the actual active capacity is well over 500 acre-feet and inactive capacity is less than 70 acre-feet. A 2.3-acre parcel located on the southeast corner of the reservoir property is owned in conjunction with the facility. Access is gained via a private easement parallel with the Burlington Northern Railroad beginning to the east of the property.

The reservoir has a District 5 fill priority No. 5 on the St. Vrain Creek. The original decree sets forth the right to fill using either the Highland Ditch or Supply Ditch. Water is delivered to the reservoir from the St. Vrain Creek through the Supply Ditch; structure I.D. No. 4027 with a diversion rate of 10 cfs. Water from Divide Reservoir is currently used in its entirety to irrigate approximately 140 acres of farm ground located north and east of the reservoir. The reservoir begins filling after November 1st and continues to receive water throughout the spring. Water is then released for irrigation purposes beginning in early April and continued under normal conditions throughout the summer until all active capacity is removed.
